Yelahanka metro repricing after airport-side opening
Yelahanka-area metro repricing thesis softens. The Bagalur Cross station on Phase 2B Pkg 1 was previously assumed at June 2026 opening, but the Karnataka Revenue Minister's December 2025 inspection found Pkg 1 piers at 59% with track work at 0.02%. PROJ-010 Godrej Aveline at 459 metres from Bagalur Cross now sees metro opening around handover (June 2027 or later) rather than well before. See TRG-063 for the underlying inspection.
Bagalur metro-adjacent airport catchment re-rating
Bagalur stands to benefit from the Airport Metro's early airport-to-Hebbal operating logic because the corridor's airport employment identity can get repriced before the full citywide integration is complete.
Sadahalli airport-metro opening window
Sadahalli sits inside the first-beneficiary arc of the Airport Metro, with the Airport-to-Hebbal stretch expected to open first between May and November 2027 before deeper city integration follows later.
Shettigere Airport Metro first-phase advantage
Shettigere is likely to convert metro construction visibility into pricing confidence faster than more cityward locations because the airport-side stretch is expected to go live first.
Hebbal first-wave airport metro interchange
Hebbal should be treated as the premium receiving point of the first Airport Metro operating section, with the Airport-to-Hebbal stretch expected before the rest of the city's integration is completed in later years. Official BMRCL target: June 2027. BangaloreSelect estimate: May 2027.
Bagalur STRR logistics-connectivity kicker
The STRR decongestion thesis supports Bagalur’s regional mobility story and can improve the corridor’s appeal to users thinking beyond pure city-core commuting.

Kalyan Nagar station is 698m from Puravankara Hennur (CL-002). This section opens before the airport section (Hebbal to KIAL, mid-2027). Karnataka Property Registration Fee Doubled, 1% to 2% HEADWIND from August 2025
Karnataka doubled the property registration fee from 1% to 2% effective August 31, 2025, the first revision since 2003. Total statutory transaction cost (stamp duty + registration) now runs 7.5-7.6% of property value. For a ₹1 crore purchase, this is ₹1 lakh more at registration. FKCCI and the Bangalore Apartments Federation opposed the change; no Karnataka Budget 2026-27 rollback was announced. This permanently raises the barrier to entry by ₹50,000-1 lakh per transaction and disproportionately impacts first-time buyers in the ₹80L-1.5 Cr entry segment. Buyers who transacted before August 31, 2025 benefited from the old rate; new buyers should factor this into total cost calculations.

Foxconn's ₹21,911 crore iPhone manufacturing plant at KIADB Aerospace Park, Devanahalli commenced production in June 2025 with 30,000+ employees. India's largest single iPhone factory. As one of the largest private employers in North Bangalore, Foxconn's workforce has a profound impact on residential demand across KIADB and Sadahalli clusters. Supply chain workers (₹6-12 LPA), quality engineers (₹12-25 LPA), and management staff (₹25-50 LPA) represent three distinct buyer tiers for projects ranging from entry-level apartments to premium 3BHK units. The operational status removes all project-risk; this is a structural demand anchor.
Sakra World Hospital Second Campus, 500 Beds ₹1,000 Crore North Bangalore
Sakra World Hospital (backed by Secom Medical and Toyota Tsusho capital) appointed Tandem Healthcare in May 2025 for its second Bengaluru campus: 500 beds, G+9, ₹1,000 crore with LINAC, MR-LINAC, Gamma Knife, advanced neurology and cardiology, 30-month build targeting late 2027. ₹1,000 crore is the largest single private healthcare investment in North Bangalore on record. Sakra is already a Tier-1 hospital brand in Bengaluru; its North Bangalore campus anchors cancer, cardiac, and neurological care for the entire corridor. For family buyers at Embassy Sky Terraces, Century Jakkur, and Puravankara Hennur, this removes the last major healthcare gap argument for North Bangalore vs South.

Karnataka announced a 3,000-acre Deep Tech Park at Jangamakote, Chikballapur (20-30 minutes from Devanahalli) in March 2025, targeting Semiconductors, Space Tech, EV, Robotics, AI, Aerospace, and Defence. Over 1,000 acres voluntarily committed. When operational, this will dwarf the current KIADB Aerospace Park. Semiconductor and EV engineers (₹25-80 LPA) represent the highest-income demand tier, announcement is already bidding up land prices in Chaprakallu, Sadahalli, and Shettigere. Certainty is medium until first phase contracts are awarded.

North Bangalore specifics confirmed at the event: SAP India ₹1,960 crore Devanahalli campus + NTT Data ₹4,000 crore DC investment in Karnataka. Industrial Policy 2025-30 makes Devanahalli the path-of-least-resistance for global aerospace and tech capex decisions for the rest of this decade, a structural policy tailwind that de-risks all airport corridor residential investments.
RBI 125 bps Rate Cut Cycle. Repo at 5.25%, EMI ~₹7,500/Month Savings
RBI cut repo rate by cumulative 125 bps in 2025 (February, April, June, December). Repo at 5.25% as of December 2025; held at the April 2026 MPC meeting. SBI home loan rates are now 7.10-7.50%. For a ₹75 lakh loan over 20 years, this is approximately ₹7,500/month in EMI savings vs mid-2023 highs. The April 2026 pause signals the easing cycle is done, buyers waiting for further cuts should act now to lock 2025 rates. This directly improves purchasing power for the ₹80L-2Cr buyer segment dominant in North Bangalore's CL-002, CL-003, and CL-004 projects.
8th Pay Commission constituted. CG employee salary uplift begins

BIAL is expanding Terminal 2 at ₹17,000 crore by 2029, adding 2.78 lakh sqm of terminal area, 40 new apron stands, and 85M+ MPPA capacity. This validates the multi-decade employment story for the airport corridor. Aviation services, ground handling, hospitality, and logistics employment at this scale creates sustained residential demand across Sadahalli, KIADB, and Shettigere clusters. For airport-adjacent project buyers, this signals that the airport's growth trajectory will remain the primary demand engine through the 2030s, supporting strong appreciation and rental demand. Update (May 2026): BIAL COO Satyaki Raghunath confirmed T2 Phase 2 scope. Adds 2.78 lakh sqm terminal area, 40 apron stands, 28,000 sqm walkway to T1, 20 mppa capacity addition by 2028. Cumulative airside, landside, and terminal investment to 2029 is INR 17,000 Cr. T3 in planning to 110 mppa.
SAP Labs Devanahalli, 15,000-Seat Second Campus ₹1,960 Crore
SAP Labs India is expanding to a new ₹1,960 crore campus at KIADB Devanahalli with 15,000 seats, Phase 1 live in 2025. SAP employees, primarily software engineers and architects earning ₹20-80 LPA, represent the high-end residential buyer cohort for airport corridor projects. This demographic typically purchases premium 3-4 BHK apartments as first or upgrade homes, with strong airport proximity preference for their frequent international travel. SAP's commitment alongside Boeing, Collins, and NTT Data confirms that KIADB Devanahalli is consolidating as India's leading multi-sector technical campus corridor.

Hebbal Junction Flyover Loop + 1.5 km Tunnel. North Bangalore Congestion Fix

Hebbal gridlock is the most frequently cited liveability objection to CL-001 and CL-002 apartments from buyers who commute to Central Bangalore or MG Road offices. This fix directly addresses the objection. For Embassy Sky Terraces, Century Jakkur, and Puravankara Hennur buyers, Hebbal decongestion is a concrete appreciation catalyst.

KIA Dual-Airline MRO Hub. Air India + IndiGo 66 Acres 2,200+ Jobs
KIA is becoming India's first dual-airline MRO hub: Air India (35 acres, 12 hangars, 1,200+ jobs, open 2026) and IndiGo (31 acres, 12 bays, 1,000+ jobs, open 2028) are constructing simultaneous MRO facilities. Combined: 66 acres, 24 hangars/bays, 2,200+ aviation technical engineering jobs. This is unprecedented in India outside Mumbai. MRO jobs (aircraft engineers, avionics technicians) earning ₹8-20 LPA are permanent, airport-anchored employment, they drive mid-segment apartment demand in Shettigere and Sadahalli where airport commute times are under 15 minutes.
BCCI Centre of Excellence Yelahanka, 40 Acres 3 ICC Grounds September 2024

India's only BCCI-operated elite training campus. 40 acres, 3 ICC-standard grounds, 86 pitches, 16,000 sqft gym, and sports science labs. As a permanent national institution, it functions as a de facto 40-acre public sports precinct and draws year-round professional cricket activity. It is a rare liveability differentiator positioning Yelahanka above most South Bangalore corridors on sports infrastructure. For buyers choosing between equivalent projects in different corridors, BCCI CoE is a concrete, nationally recognisable asset.

Aerospace engineers earning ₹15-60 LPA are a core demand driver for airport corridor residential projects, their employment is stable, internationally mobile, and strongly correlated with airport-proximate living preferences. Boeing's permanent campus commitment signals long-term employment depth in KIADB and Sadahalli clusters.

Philips engineers (₹20-60 LPA) working on medical imaging, connected care, and AI diagnostics represent high-income residential buyers who prioritize campus proximity and liveability. Yelahanka now has Philips + Amazon + Infosys in a concentrated cluster, creating multi-employer demand depth unusual outside Whitefield/ORR corridors.
Embassy Manyata Phase 2A Expansion, 1M Sqft Nagawara ORR
